It could be because the county got your valuation wrong, simply because they had incorrect information. We will check for that and fix it if they did. But many times, your neighbor’s value appears lower because of how the county “adjusts” the data for each home in order to correctly compare your home with other homes in your neighborhood. Most counties look at LOTS of characteristics and adjust them up or down when comparing homes. The most common ones are square footage, lot size, bedrooms, baths, year built, garage, exterior finishes, and major additions like courtyards, decks, and pools.
